Passive Fire Inspections and Reports

Passive fire systems are critical life safety. Many are part of the Annual Fire Safety Schedule of the building. They include materials that are designed to help prevent the spread of fire or smoke through Fire Resistant structures. These are typically applied to services penetrations in walls, ceilings and slabs that require Fire Resistance Level (FRL).

There are typically extensive passive fire systems for each project including fire sealing, fire collars and fire and smoke dampers. It is unfortunate that many such systems can be missing, defective or incorrectly applied. To eliminate these risks and the associated exorbitant costs of rectification after the building is completed, TWO MS will assess all services penetrations and will document the most suitable and cost-effective systems for integration in the design process. We will inspect the as installed systems and provide findings reports to ensure compliance.

Furthermore, if any of the contractors fail to achieve the required installation, TWO MS can step in to implement the necessary rectification and measures to ensure the project can obtain the Occupation Certificate.
